September 2022

QuadReal Property Group (“QuadReal”) is proposing to redevelop 30 Merton Street into a purpose-built residential rental tower. See the details of the construction notice below.

The proposed construction mitigation measures contained in this document are based on information provided by QuadReal Property Group and SkyGRID Construction and will be refined during construction, taking into account more detailed information regarding construction logistics, timing and related discussions with the City of Toronto and other stakeholders.

Frequently Asked Questions

Where will the new tower be built?

The site is currently occupied by an existing parking garage. The new tower will replace the existing structure and will ultimately incorporate a commercial parking garage below-grade as part of the new development.

How long will it take to build?

The project is estimated to be complete by mid-2026, however please check our construction updates page where we will post progress and milestone schedules.

What will the new building look like?

The new tower will be 37-storeys tall and designed with high-quality materiality, with a strong focus on urban design and landscaping. Renderings of the project will be added to this website when we have them under the project page.

Is the new building going to be a condo or rental building?

The project is a purpose-built rental development, with QuadReal remaining the long-term manager of the property.

Will the new building be pet-friendly?

Absolutely!  Pets are welcome. The project will include a pet wash area as well as a dog run as part of the overall building amenities.

What kind of amenities will the new project include?

The new building will include a variety of amenities for all types of residents. Amenities will include a stroller wash and storage area, bike wash & repair, a co-working area for our residents, pet wash, gym, and gardening room. We will also have a social / party room on our 37th floor with views of the city.  In addition, the project will bring new retail on the ground floor to the benefit of the surrounding community.

How will the new project improve Al Green Lane?

As part of the development project QuadReal is committed to completing upgrades to Al Green Laneway from Balliol Street south to Merton Street and the portion south of Merton Street connecting to the Kay Gardiner Beltline. The design of the laneway is being coordinated with the Councillor’s office and the local community.  Improvements include elevated paving, signage, lighting, and new wayfinding opportunities to the Beltline entrances along Merton Street.

What are the hours construction will be working?

The project will undertake construction activities between 7:00AM and 7:00PM on weekdays; 9:00AM to 7:00PM on Saturday as per City of Toronto By-Law 591. No work shall take place on Sundays or statutory holidays.

Start-up and warm-up of equipment will not commence until after 8:00AM on weekdays and 9:00AM on Saturday. If it is determined that there will be a need for construction activity outside these hours, communication will be provided in our construction updates.

Will construction affect vehicle and pedestrian accessibility on Merton Street and Al Green Laneway?

Safety remains a priority for QuadReal during the construction of the new tower. That is why we are proposing enhanced hoarding and overhead protection along Al Green Laneway and Merton Street for safe and accessible pedestrian, vehicular, and cycling access routes provided at grade outside of the active construction areas. Access/egress will be clearly signed during each phase of work and changes during the construction period will be communicated on this website. How often will I get construction updates?

We are committed to keeping the community informed about the project. Construction updates will be shared via this website, so be sure to check back often.

How will noise be mitigated?

We understand that it can be unpleasant to live near a construction site and we will do our utmost to minimize the impact to the existing community.  All construction activities on site shall be conducted in compliance with Chapter 591, City of Toronto Municipal Code.  We will work to minimize any excessive noise impacts, employing best practices on site to make every effort to prevent nuisance noise conditions where reasonably possible. A detailed Construction Management Plan has been developed outlining exactly how the site will be impacted during each phase of construction. In addition, our construction updates will include a project milestone schedule related to the type of work planned to take place in future weeks so residents are informed in advance.
